Most Kenyan homes and older commercial buildings live with small electrical quirks for years — a socket that's always been a bit loose, a breaker that trips "sometimes." Individually, these feel minor. Together, they're usually early warning signs of wiring that's overloaded, aged, or was never installed to code in the first place. Electrical faults are one of the more common causes of building fires in Kenya, and almost all of them are preventable with an inspection that costs a fraction of the damage they can cause.
1. Lights that flicker or dim when appliances switch on
Occasional flickering during a lightning storm is normal. Lights that dim every time a fridge compressor or water pump kicks in usually means a circuit is carrying more load than it was designed for, or a connection somewhere along that circuit has degraded and is creating resistance.
2. Warm or discoloured sockets and switch plates
A socket or switch that feels warm to the touch, or shows any browning or scorch marks around the plate, is not something to wait on. This is a direct sign of arcing or overheating inside the wiring, and it's one of the clearest precursors to an electrical fire.
3. A breaker that trips repeatedly
Circuit breakers trip to protect wiring from overload or a short circuit — they're doing their job correctly. The problem is whatever's causing them to trip in the first place. A breaker that trips once during a storm is unremarkable; one that trips weekly on the same circuit needs investigating.
4. A persistent burning smell with no obvious source
A faint burning or "hot plastic" smell near a distribution board, socket or switch, especially with no visible cause, often means insulation somewhere in the wiring run is degrading under heat. This warrants an immediate inspection, not a wait-and-see approach.
5. Buzzing or crackling sounds from switches or the board
Electrical connections should be silent. Any audible buzzing, crackling or humming from a switch, socket or distribution board indicates a loose or arcing connection.
6. Wiring that predates a major renovation or extension
If a property has been extended, rewired room by room over the years, or had appliances added well beyond what the original wiring was designed for, the whole system is worth reassessing as one unit rather than patched circuit by circuit.
7. No earthing, or earthing you can't confirm
Older properties in particular sometimes have no proper earth connection, or one that's degraded over time. Earthing is what protects people from electric shock when something goes wrong inside an appliance; without it, a simple fault can become a serious safety hazard.
What an inspection actually involves
- Testing each circuit's insulation resistance and earth continuity
- Checking the distribution board for correct breaker sizing and any signs of overheating
- Identifying overloaded circuits before they trip or overheat
- A written report with clear priorities — what's urgent, and what can be scheduled
None of these signs mean you need a full rewire — often a targeted fix resolves the issue entirely. But an inspection is the only way to know which situation you're actually in, and it's a far smaller job than the fire, shock, or appliance damage that ignoring these signs can lead to.
